Since 2012, we've grown to become one of the leading single-family rental companies and homebuilders in the country, recently recognized as a top employer by Fortune and Great Place To Work®.  At AMH, our goal is to simplify the experience of leasing a home through professional management and maintenance support, so our residents can focus on what really matters to them, wherever they are in life.   The New Development Portfolio Manager provides guidance and local operational support to the AMH Development Team throughout the new home community onboarding process within assigned territory to ensure successful openings and builds onsite management teams to provide consistent, ongoing execution of Company standards and strategic vision within the community. Responsibilities:

Supports and provides local guidance to AMH Development from acquisition to project completion. Maintains effective working relationships with AMH Development partners. Regularly attends Development meetings and acts as liaison between Property Management and Development teams.

Where volume dictates, hires, trains, and onboards permanent, licensed on-site staff that provide overall daily management and oversight of assigned new communities and provides ongoing, operational support to the local leasing and property management teams. Provides ongoing coaching, support, and leadership to team until project completion.

Ensures new home communities are adequately marketed (signage, advertising, InMaps, website).

Routinely walks sites and communicates any service needs to appropriate department. Identifies any maintenance needs and communicates them to the appropriate, licensed team members, as required by state law.

Ensures community policies and regulations remain consistent with local ordinances and company standards.

Ensures initial services are established in new home communities, common areas and amenity facilities (landscaping, utilities, cleaning services)

Establishes business relationships with external partners (local realtors, government entities, homebuilding partners).

As volume dictates, this role will be responsible for supervising potential future on-site staff during community onboarding period that provides overall daily management and oversight of assigned new communities and provides ongoing, operational support to the local leasing and property management teams.

Requirements:

High school diploma

At least 5 years of relevant experience in progressively responsible roles

Community/HOA management experience preferred

Supervisory experience required.

Experience in residential construction environments, rental industry, and/or HOA management preferred.

Experience in onboarding and supervising teams required. Experience supervising remote teams preferred.

Ability to travel based on new home community openings.

Experience as liaison between cross functional teams desired.

Intermediate experience of Microsoft Office Suite (Word, Outlook, PowerPoint and Excel) and Microsoft Dynamics CRM desired.

Valid driver’s license required.

Will be required to physically tour and evaluate vacant and/or occupied homes.
