About Us

We are an established residential property management company located in Gilbert, AZ. We are seeking a highly organized and detail-oriented Tenant & Compliance Coordinator to join our team. This role is central to ensuring lease compliance, tenant communication, and smooth property operations.

Qualifications & Ideal Applicant

- Prior property management or real estate experience preferred.

- Strong written and verbal communication skills to work effectively with tenants, owners, vendors, and attorneys.

- Organized and detail-oriented, with the ability to manage multiple processes and deadlines at once.

- Tech-savvy; comfortable using property management software (AppFolio experience is a plus).

- Professional yet empathetic approach to tenant communication and conflict resolution.

- Familiarity with Arizona landlord/tenant laws, HOA processes, or Section 8 programs is a plus.

- Team-oriented with a problem-solving mindset, able to balance compliance with excellent customer service.

- Fluent in Spanish is a big plus.

Key Responsibilities:

Tenant Communication

- Respond to general tenant inquiries.

Rent Collection

- Process rent receipts, credits, and charges.

- Track payment delinquency and follow up with tenants/landlords.

- Enter company charges and fees into AppFolio.

- Prepare and mail 5-day notices and coordinate with attorneys on evictions

Lease Ends & Renewals

- Initiate 90-day lease end process.

- Manage renewals, including tenant communication and follow-up for addendums

- Coordinate re-lists with Leasing Manager.

- Ensure renewals are properly recorded in AppFolio.

Move-Outs

- Oversee move-out process, including 30-day notices, key/remote returns, and related charges.

Insurance & HOA Compliance

- Track tenant insurance compliance.

- Manage HOA registrations, violations, notices, fines, and communication with owners/tenants.

Inspections

- Schedule and coordinate tenant inspections.

- Communicate requirements and ensure tenant compliance.
