Position SummaryThe Commercial Loan Underwriter will assess the overall creditworthiness of moderate to complex commercial loans, focusing primarily on Commercial Real Estate (CRE) Borrowers and secondarily on other Commercial Borrowers, including SBA loans. This position involves evaluating risk, making credit recommendations, and structuring loans based on comprehensive analyses of cash flows, collateral, borrowers, guarantors, and tenants. Supports Business Services Department in maintaining high-quality business by actively managing risk and identifying business opportunities through strong credit analysis, extensive industry knowledge, and adherence to company policy and statutory regulations. Essential Duties and Responsibilities

Assess credit worthiness of existing and potential CRE and other commercial loans by evaluating property level cash flow, global cash flow and completing extensive due diligence of collateral, borrower, guarantor, tenants and markets. Evaluate the borrower’s ability to generate income sufficient to repay existing and proposed debt through current and forecasted data scenarios. Identify, investigate, and escalate credit concerns or questions. Ensure that loans conform to the Credit Union’s Loan Policy, established guidelines, and procedures, including those of government agencies (i.e., NCUA, SBA and CA Guaranty), as appropriate.

Prepare high-quality Credit Memos and Annual Loan Reviews summarizing transaction fundamentals, credit analysis, and due diligence for new and existing commercial real estate transactions. Make recommendations on transaction risk rating. Make recommendations on loan structure to mitigate identified risks. Assist loan Relationship Manager with completing various scenarios of financial forecasts and projections, identifying a variety of assumptions and the rationale behind each projection scenario. Correspond with borrowers and loan Relationship Managers to obtain and/or clarify property and borrower-related information for new loan origination or existing loan portfolio management.

Support loan Relationship Managers in maintaining a high-quality business loan portfolio by actively managing risk and identifying business opportunities through strong credit analysis and active portfolio management. Work with Business Operations, external counsel, and others to resolve credit-related issues during the loan origination, review, and closing process.

Enhance industry and market expertise by completing site visits, maintaining an active industry network, and evaluating the impacts of actual and potential changes in market dynamics.

Responsible for monitoring the status of assigned pipelines and ensuring that loans are reviewed and underwritten per established expectations.

Periodically review commercial loan files to ensure that information is current and report any difficulties to Business Operations. Work in conjunction with Internal Loan Review to ensure that up-to-date financial statements and other items are available for all requiring such information. Work directly with the leadership to further assess risk and determine the action required on loans referred from Internal Loan Review.

Assist Business Operations in establishing and maintaining the proper documents relating to the perfection of the credit union's lien position and timely receipt of any missing and/or incorrect items for commercial loans. Furnish technical or advisory assistance to Business Operations as requested.

Review and comment on the Environmental Site Assessments and Appraisal reports received by the Credit Union, identifying any actions that need to be taken to protect the collateral interest of the Credit Union.

Assist with various projects and initiatives. Work collaboratively with others to help support and achieve the overall goals of Business Lending.

Performance expectations:

Need someone who clearly understands CRE lending guidelines/underwriting.

Must have experience in reading financial reports

Must know how to conduct a financial analysis.

Responsible for creating high-quality credit memos, credit overviews, and annual loan reviews.
