Mabry Management is seeking a motivated and detail-oriented Junior Portfolio Manager to support the day-to-day operations of a residential and multi-family property portfolio. This role is ideal for a rising property management professional looking to grow into a senior or regional management position.
The Junior Portfolio Manager will work closely with senior leadership to ensure operational excellence, strong tenant relations, regulatory compliance, and accurate financial reporting across assigned properties.
Key Responsibilities
- Property & Operations Support
- Assist Senior Portfolio Managers in the daily oversight of residential and multi-family properties.
- Conduct periodic property inspections to ensure safety, cleanliness, and compliance with company standards.
- Coordinate maintenance requests, repairs, and capital improvements with vendors and contractors.
- Track work orders and follow up to ensure timely and satisfactory completion.
- Tenant Relations
- Serve as a point of contact for tenant inquiries, concerns, and service requests.
- Assist with resolving tenant issues professionally and efficiently.
- Support leasing activities including move-ins, move-outs, renewals, and lease documentation.
- Financial & Administrative Support
- Assist with rent collection tracking, delinquencies, and account reconciliations.
- Support the preparation and monitoring of property budgets.
- Help review invoices for accuracy and compliance with approved work orders or contracts.
- Maintain accurate and up-to-date property files, records, and documentation.
- Marketing & Leasing Support
- Assist with marketing vacant units and coordinating showings.
- Support lease preparation, renewals, and compliance with rental agreements.
- Compliance & Reporting
- Assist in ensuring properties comply with local, state, and federal regulations.
- Support preparation of reports for ownership and internal management.
- Help maintain insurance records, permits, and compliance documentation.
- General Support
- Collaborate with internal departments including accounting, leasing, and maintenance.
- Participate in special projects and process improvements.
- Perform other duties as assigned.
Qualifications & Requirements
- Bachelor’s degree in Business Administration, Real Estate, or a related field (preferred).
- Minimum 1 year of experience in property management, real estate, or a related field.
- Working knowledge of property management software (e.g., AppFolio, Yardi, Buildium, or similar).
- Basic understanding of landlord-tenant laws and regulatory requirements.
- Strong organizational and multitasking skills with attention to detail.
- Excellent verbal and written communication skills.
- Ability to handle difficult situations and resolve conflicts professionally.
- Comfortable working in a fast-paced, deadline-driven environment.
- Willingness to work flexible hours and assist with after-hours matters when needed.
