The Maintenance Technician is responsible for performing daily and weekly maintenance duties across assigned properties to ensure safe, functional, and well-maintained facilities. This role requires strong attention to detail, communication skills, and the ability to efficiently manage multiple work orders through the maintenance application.

Pay Rate: $22–$27/hr (up to $30/hr for certified plumbers) + $500/month auto allowance
Key Responsibilities:
Daily Duties:
-Review and approve Paylocity timesheets; immediately report any errors to the Director of Maintenance (DOM).
-Check email for updates, calendar invites, and communications; respond promptly to messages.
-Communicate with property managers regarding assigned work orders and provide estimated completion times (ETAs).
-Properly clock in and out for each work order; report any missed punches to DOM.
-Take a lunch break before five consecutive hours of labor.
-Sync maintenance application regularly, including after logging time, uploading photos, and adding technician notes.
-Capture and upload before, during, and after photos for all completed work orders.
-Verify that smoke alarms, carbon monoxide detectors, and GFCI outlets are functioning properly; upload verification photos.
-If unable to complete a work order, immediately notify the property manager and maintenance admin team.
-Close out completed work orders promptly for processing and billing.
-Notify the maintenance admin team by 1:30 PM daily if additional work orders are needed for the following day or if returning to a current assignment.
-Submit all completed work orders and sync the maintenance app before clocking out each day.
Hands-On Repair Responsibilities:
The Maintenance Technician must be able to independently perform a wide range of hands-on repairs, including but not limited to:
Plumbing:
-Repair leaks, unclog drains, replace garbage disposals, fix running toilets, replace supply lines, install faucets, repair P-traps.
Electrical:
-Replace light fixtures, outlets, switches, GFCIs, ceiling fans, and troubleshoot basic electrical issues.
HVAC (basic):
-Replace filters, troubleshoot lack of airflow, reset or restart units, clear drain lines.
Carpentry & General Repairs:
-Patch and repair drywall, replace door handles/locks, repair cabinets, install shelving, adjust doors, and perform minor framing or trim repairs.
Appliances:
-Diagnose and perform minor repairs on refrigerators, dishwashers, microwaves, ovens, and washers/dryers.
Painting & Finishing:
-Complete touch-ups, full wall repaints, caulking, and surface prep.
Exterior/Property Repairs:
-Repair fencing, gates, exterior lighting, irrigation troubleshooting, pressure washing, and basic landscaping tasks when needed.
Safety Repairs:
-Test and replace smoke detectors, CO detectors, fire extinguishers (where applicable), and ensure compliance with safety codes.
IMPORTANT: YOU MUST HAVE YOUR OWN TOOLS. GENERAL HAND TOOLS AND A STEP STOOL.
Weekly Duties:
-Review Paylocity timesheets and workflows; complete assigned tasks and address any discrepancies.
-Review and stay current with the rotating overtime schedule.
-Log into the GotSafety application every Friday to complete assigned safety training.
-Review the maintenance application dashboard and submit all outstanding work orders for processing.
-Report all after-hours calls via email to DOM, including date, time, photos, and a detailed description of repairs completed.
Qualifications:
-Proven experience as a Maintenance Technician or in a similar facilities role.
-Strong understanding of property maintenance and repair processes.
-Proficiency with maintenance and timekeeping applications (Paylocity, GotSafety, etc.).
-Excellent communication and organizational skills.
-Ability to work independently, prioritize tasks, and manage time effectively.
Work Environment:
-Field-based role requiring travel between properties.
-Must be comfortable working both indoors and outdoors in varying conditions.
-May be required to participate in a rotating on-call or after-hours schedule.
