Job Overview:The Maintenance Technician II is responsible for ensuring the structural integrity of the community, including plumbing, heating and cooling systems, and appliances. Deals with requests on a timely manner to ensure customer satisfaction. This is a regular exempt position that reports to the Chief Engineer. The schedule for this position is 40 hours per week with some weekend and holiday hours. On-call during after-hours and on weekends for emergencies.Compensation: 30-35/hrFirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.Your Responsibilities:
Promptly and successfully respond to issues and work requests in a professional manner
Attend to any emergency situations, lock outs, water leaks, etc.
Operate Fire Suppression Systems
Conduct building inspections, correcting deficiencies and follow-up
Conduct minor property maintenance and upkeep
Apply paint or other finishes, using hand brushes, rollers, or sprayers
Repair Drywall and wallpaper
Perform special projects assigned by the Chief Engineer
Learn and ensure compliance with all company, local, state and federal safety rules
Skills & Qualifications:
2 years of appliance/machinery repair experience required.
2 year of plumbing and electrical experience required.
Operate HVAC systems.
Pool and Spa maintenance.
Operate Emergency Generator.
Operate and maintain trash compactors
Ability to work after business hours and on weekends.
Excellent organizational, communication and time management skills.
Ability to handle multiple priorities with efficiency and accuracy with a commitment to maintaining high building standards; 2-3 years of experience in related field is desired.
Education & Experience:
Knowledge: Work requires thorough knowledge of the methods of operating and maintenance repair of boilers, heating, refrigeration, ventilation, and power equipment of large residential buildings including the operation and maintenance of air conditioning systems involving the use of automatic controls. Also, a thorough knowledge of the applicable state codes and regulations, including the Safety Orders of the Division of Industrial Safety of the State of California.
Abilities: Must be able to read, interpret and work from blueprints, plans, drawings, and specifications, provide instruction to unskilled and semi-skilled assistants; analyze and respond appropriately to emergency situations; read and write at a level appropriate to the position; and perform arithmetic calculations as required by the position.

Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as solvents and grease, machinery and their moving parts and dust.
Work duties require the ability to stand and walk on hard surfaces for frequent and prolonged periods of time, and regularly require lifting, bending, stooping, reaching, climbing, push/pull and related physical activities
