Property Manager Needed for Established RV Park in Calipatria

We are seeking a qualified boots on the ground property manager for our RV Park in Calipatria, CA to help with the day-to-day operations! Training/guidance will be provided. The Park Manager will be responsible for ensuring that the community is maintained to a high standard of safety, habitability and cleanliness, tenants are satisfied, and financial targets are met. To be considered for the role, you must:

- Have 2 years of property management experience, ideally in mobile home parks

- High school diploma or equivalent (Bachelor's Degree preferred)

- Be able to live in the park, or currently live within 15 minutes of the park

- Have a working smart phone and car

- Have basic proficiency with technology like Google, Email, Zoom, and the occasional phone application

- Have the ability to speak Spanish (not required but highly recommended)

- Be great with people, can handle basic paperwork, and have a desire to improve the community for all residents

- Be able to lift up to 50 pounds.

- Be able to walk the property and climb stairs and ladders as needed.

- Be able to work in all weather conditions.

Responsibilities:

- Manage day-to-day operations of the mobile home park, including maintenance, leasing, and tenant relations.

- Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, showing units/lots, etc

- Oversee the move-in and move-out of residents, interview prospective tenants, fill out applications, signing leases and rules, coordinating loan documents

- Work closely with Asset Manager to develop and implement marketing and leasing strategies to increase occupancy rates and revenue.

- Ensure all tenant and property files are current and in compliance with state and federal regulations.

- Join monthly rent reconciliation meeting with our bookkeeper, prepare late notices, and follow up on past due balances.

- Conduct regular property inspections and send videos of property to management to ensure cleanliness, safety, and compliance with health regulations.

- Respond promptly and professionally to tenant complaints and concerns, and resolve any issues that arise.

- Hire, train, supervise, and schedule maintenance men and subcontractors for ongoing maintenance and Capital Expenditure projects at the park.

- Perform light maintenance in the park including cleanup of common areas and vacant lots, repairs on park-owned homes, buildings, and other park structures.

- Develop and maintain positive relationships with tenants, community partners, and local government officials.

- Prepare and submit regular reports to the Asset Manager, including occupancy reports, and maintenance reports.

- Maintain accurate records and documentation for all property-related transactions and activities.

- Proficiency in Google Suite, including Google Drive and Email.

Hours:

- Expected 10-15 hours per week for the first 6 months of stabilization. 8-10 hours per week expected after 6 months.

Compensation:

- Monthly compensation is $1500 + Free rent ($465/month value) + Reimbursement for gas and printer ink
