Horton, Inc.DHI Communities is currently looking for aMultifamily-Project Managerfor their Construction Department. The right candidate will manage multiple multifamily construction projects simultaneously, in accordance with company policies and procedures, while at all times displaying professional attributes that enhance the image of the company with clients, tenants, owners, designers, and contractors.Essential Duties and Responsibilitiesinclude the following. Other duties may be assigned.

Prepare preliminary and final construction schedules

Manage and coordinate consultants and obtain a complete design package for securing all necessary permits

Ensure that all subcontractors have appropriate licenses and insurance

Work with superintendents to set up sites for staging the construction process. Clear all onsite and offsite environmental conditions and ensure safety and environmental compliance

Track all requests for information and submittals via appropriate logs

Value engineer plans as necessary to achieve budget goals, ensuring that plans are complete and details are correct

Drive, track, and manage the construction process to completion with excellent quality, including ongoing tracking of all submittals, shop drawings, RFIs, etc.

Monitor superintendents and all onsite activities via regular visits to construction sites. Evaluate on a bi-annual basis the effectiveness of other construction team members

Approve and monitor invoices and payments to all vendors, subcontractors, and suppliers

Negotiate and authorize change orders and back charges

Attend all critical meetings at the construction site

Maintain thorough and accurate project documentation

Finalize the construction job cost and utilize it as an historical tool

Oversee the transition to property/asset management

Pursue and obtain all bond clearances

Prepare closeout packages for projects

Work with utility and city agencies as required

Finalize and update construction schedules and project status, as required

Support Purchasing with subcontractor selection and job buy-outs, helping with negotiations to maximize cost savings and assist with subcontractor replacements, as needed

Trouble-shoot and solve problems with regard to subcontractors, safety, environmental compliance, city entities, etc.

Oversee warranty issues as needed

Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the companySupervisory ResponsibilitiesDirectly manages two or more employees in the Construction Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Education and/or Experience

High school diploma or GED

Seven to ten years of construction project management and estimating experience, with the majority of that time spent on large multifamily and commercial projects

Must have a vehicle and a valid driver's license

Ability to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applications

Proficient with MS Office and emailPreferred Qualifications

Bachelor's degree in Construction Management, Construction Engineering, or Civil/Structural Engineering preferred

Positive and professional, with a can-do attitude
