Director of Operations

Hours: Part time, estimated at 20 hours per week

Pay: $25/hr

Reports to: Executive Director

Location: Mostly remote, but there is some in-person work so you must live in the Boulder area

Start Date: August 1st, 2025

Context for this Position: Better Housing Colorado (fka Boulder Housing Coalition) is the preeminent cooperative housing organization in Colorado, and has been spearheading the creation and development of affordable, community-focused housing in Boulder for more than 20 years. The BHC has four houses in Boulder, and started a house in Denver just this year! Each of our current cooperative houses have been purchased with grants from the City of Boulder or Denver and are considered city affordable housing.

The BHC has updated its mission to cover the Front Range of Colorado, and the BHC has many exciting opportunities to expand. The passage of HB24-1007, prohibiting local Colorado governments from capping the number of people who can live together based on familial relationships, has made our cooperative model legal across the State.

Role Description:

The Director of Operations works alongside the BHC’s Executive Director, Director of Development, Director of Facilities, board members, and residents, to ensure that the BHC’s programs run smoothly. The bulk of the Director of Operations’ responsibilities center around legal compliance with affordable housing rules and the associated income-qualification of residents. We are a small staff and all of us are expected to help out and support one-another with various tasks as needed.

Qualifications: The Director of Operations should be welcoming, happy to answer questions, confident, able to enforce rules, and responsive. The ideal candidate will have excellent people-skills and communication, able to balance many moving parts at once, highly organized, and with a close attention to detail. Experience with administrative duties, the computer programs listed below, and legal compliance is a plus.

Duties and Responsibilities

Recruitment, Leasing, and Resident Operations

Process leases for potential residents and annual lease renewals for current residents in coordination with house membership stewards.

Process income qualifications for all residents in compliance with the City of Boulder and City of Denver requirements.

Update leases and addenda annually in accordance with board decisions.

Process lease breaks, reletting fees, and write Mutual Lease Terminations.

Serve 30 Day Notices for Nonpayment or Compliance, file in court when necessary.

Oversee Quickbooks accounting, monthly rent payments, payment plans, rental assistance applications, and security deposit returns in coordination with house accountants.

Legal Compliance

Ensure all operations are in accordance with our affordable housing covenants as well as local, state, and Fair Housing laws. Stay current on all relevant ordinances.

Ensure all operations are in accordance with internal documents such as: BHC Bylaws, House Management Agreements, and the BHC Debt Policy.

Submit annual reports to the city of Boulder and city of Denver.

Maintain resident files on Google Drive and update All Residents spreadsheet to show for any City audits.

Work with the Director of Development to provide Fair Housing Law trainings to all houses so they can interview and choose their own housemates.

Update Management Agreements between the BHC and each house annually. Work with the Director of Development to provide Management Agreement presentations

Admin Management

Maintain resident and applicant files.

Google Account Admin

Website Admin

Gather and chart annual turnover data. Update data annually on the website.

Maintain up-to-date email listservs.

General and Other Duties

Participate in working all-staff meetings each week (3-4 hours)

Attend the organization's monthly board meetings and take minutes as well as monthly committee meetings as needed

Post openings on Facebook, Craigslist, Avail, and on BHC website.

Support residents in understanding BHC processes, any necessary trainings, and general customer service

Customer Service - Answer resident and prospective-resident questions

Help create a welcoming atmosphere for residents, stewards, and staff

Help create and maintain a welcoming and professional face to applicants, members, staff, and the public

Treat everyone in a professional, respectful and friendly manner

Work as part of a team of professionals supporting co-op residents and facilitating the success of the organization

Participate in ongoing personal/professional development opportunities to build our individual and organizations' capacity for effective communication, anti-oppression, and restorative justice.

Support the implementation of training programs for Resident Training, Social Justice Training and the Mediation training series.

Other duties as assigned

Frequently Used Programs: Quickbooks, Wordpress, Docusign, Mailchimp, Zapier, Google Admin.
