The position will be accountable for the execution of an end-to-end portfolio life cycle solution, meeting the client’s business and real estate needs by laying out strategy, process and tools while providing daily oversight. Delivery oversight includes critical date management, transactions management, portfolio strategy, connection to markets, lease administration, occupancy planning, and project delivery within the portfolio. Essential Functions:

Responsible for executing real estate strategy and solutions that are aligned with meeting regional and Enterprise goals while effectively managing the transactions across their portfolio of properties.

Identify potential real estate strategies and opportunities that add value and/or maximize real estate asset utilization for the owned and leased real estate portfolio and build consensus to gain alignment and approval.

Identify opportunities to exit excess footprint.

Validate space and locational requirements and drive alignment around scope, project objectives, budget, and resource requirements to ensure delivery of expected benefits to our internal business units and the Enterprise.

Compare real estate alternatives from a qualitative, financial, timing and risk perspective; and provide a recommendation on course of action to internal clients.

Provide oversight and guidance to the internal and external teams in the execution of real estate transactions across the portfolio.

Attend Leadership meetings for respective portfolio as a subject matter expert in support of real estate acquisitions and dispositions and related strategies. Will be responsible for preparing and presenting high level presentations and analysis summaries to senior executives.

Work with in-house counsel and outside legal counsel, as needed, in preparing all documentation relating to any real estate transaction, including Letter of Intents, RFP’s, Lease Agreements, Purchase and Sale Agreements, and any other real estate related documentation.

Align real estate portfolio to business demand signals.

Ensure 100% compliance with existing Enterprise Real Estate Services processes and procedures. These include but are not limited to the following: Proper signatory on lease and purchase documents, Adherence to uniform accounting and SOX policies and procedures, Adherence to standard approval processes and required documentation, Adherence to appropriate legal review, Adherence to Finance, Procurement & Accounting guidelines and approval requirements, Adherence to all processes identified in the Real Estate Playbook and adherence to Real Estate Standard Due Diligence process.

Utilizing the real property database, anticipate portfolio events (lease expirations, options, terminations, etc.) and develop appropriate responses. Prepare and maintain a calendar of portfolio events and management of critical dates with support from lease administration.

Monitor and manage to key performance indicators for the portfolio.

Identify individual market trends and communicate the implications of these trends to internal customers.

Responsible for ensuring data integrity for respective portfolio.

As part of the Real Estate team, contribute to the development of real estate and portfolio strategy standards and processes.

Qualifications

Basic Qualifications:

Minimum of 5 or more years of experience managing strategy and transactional work within a large corporate real estate portfolio .

Additional Requirements:

Must have significant experience with budgeting, strategic planning, project management and project financial analysis.

Must be comfortable in a matrix organization working and interacting with a variety of stakeholders.

An excellent ability to communicate verbally and in writing is essential

Must be self-motivated and take the initiative to achieve business goals.

Experience negotiating ground up developments and land acquisitions a plus

Direct experience in leading large outsourced real estate service providers with an emphasis on partnering relationships.

Ability to travel within the managed portfolio as needed, with periodic trips to domestically for team meetings.

Required Experience and Education

This role typically required a Bachelor's degree from accredited four (4) year University and 10 years of relevant experience OR an advanced degree in a related field and 7 years of relevant experience

Preferred Education Experience:

MBA in business, real estate or architecture

Affiliation and active participation in CoreNet and/or Urban Land Institute a plus.

US Citizenship:

U.S. citizenship is required, as only U.S. citizens are authorized to access the financial management system due to government contractual requirements.

The salary range for this role is 112,000 USD - 236,000 USD; however, Raytheon Technologies considers several factors when extending an offer, including but not limited to, the role and associated responsibilities, a candidate’s work experience, location, education/training, and key skills.
