Handle Tenant Service requests and correspondence per company standards within a 24 hour time period.
Coordinate sub-contractors and vendor access to apartments and building.
Take care of any emergency that may arise during and AFTER business hours.(may include weekends)
Take care of all minor plumbing repairs including but not limited to:(faucets, stems, seats, tailpiece, straps, toilet valves, flappers, etc.). Keep all toilet bowls, sink and tubs in working condition. Monitor heating systems and keep in working order.
Complete Turnovers in a timely manner, for incoming residents. Including but not limited to:(painting, flooring, general repairs, cleaning)
Take care of all minor electrical repairs including but not limited to:(repairing or replacing switches, outlets, fixtures, smoke detectors, and carbon monoxide detectors).
Maintain smoke alarm systems (replace smoke detectors or heads and batteries). Perform quarterly inspections and battery replacements of smoke and CO detectors is mandatory
Maintain all lights, emergency exit signs, and emergency lighting in common areas in working condition.
Assist in cleaning of hallways, stairwells and the exterior perimeter of building if needed.
Perform visual checks of building daily.
Qualifications:
· Knowledge Appliances and HVAC systems a plus.
· Easily adapt to any situation that may arise and are able to focus on multiple deadlines.
· Demonstrate empathy and tact dealing with resident concerns and provide top notch customer service.
· Multitasker who can juggle big and small tasks alike.
· Strong and professional communication skills
