Reports to: Director of REO
General Duties:
Approve and monitor tenant and company funded construction projects.
Lease exit property condition assessment cost management.
Direct the on-going development and improvement of company processes, procedures and capabilities related construction activities
Compose and present Investment Committee memos within assigned portfolio.
Dispositions and Re-leasing:
Assist with the development and implementation of re-leasing and disposition strategies of untenanted properties
Support portfolio management associates on executed purchase options and expiring lease analysis
Manage disposition and re-leasing required capital expenditure repairs in addition to non-NNN structural cost assessment/reserve/repair oversight
Property Management:
Conduct site visits as necessary for the lease exit process.
Contribute to the lease exit process and coordinate transition from ‘performing asset’ to ‘untenanted asset'
Assist with the lease exit process including but not limited to, ordering/reviewing/finalizing due diligence reports, coordinating vendor site visits, preparing lease exit packages and supporting negotiations with tenants.
Assist with re-leasing or disposition activities of untenanted properties which may include working through any ongoing environmental issues, title issues, redevelopment (zoning/construction), insurance, and tax protests.
Oversee vacant property management process including but not limited to selection and management of local property manager, creating and managing monthly budgets, reviewing and approving expenses.
Construction:
Review plans, contracts, budgets and timeline for all construction projects to help support company decision to approve.
Monitor ongoing construction through site visits, budget to actual + cost to complete analysis, review of change orders and coordinate funding with internal departments.
Establish improved internal processes, and train CARS team to assess and reduce risk, improve timeliness of draw requests, and monitor cost/time to complete
Coordinate internal and external resources to ensure that projects adhere to scope, schedule, and budget.
Obtain, coordinate, review, and track all documentation from the tenant and third-party vendors. This includes front end project analysis, inspections, draw request processing, budget oversight, title updates, invoices, and contractual required documentation.

Education & Experience:
Bachelor's Degree in Finance, or Real Estate related field
Strong interpersonal and communication ability both verbally and written in conjunction with strong organizational and time management skills.
Knowledge of building-code requirements and scheduling methods
Knowledge of construction methods and technologies and an ability to interpret technical drawings and contracts
Demonstrated ability to work effectively both on teams and independently
Quick learner driven to produce deliverables quickly and efficiently
Excellent organizational, written and verbal communications, and time-management skills, including ability to prioritize work in an environment of changing priorities
Detail-oriented with strong follow-through skills
