Redevelopment & Integration Director, Sales

The primary responsibility of this position is to directly lead and manage the sales initiatives while meeting and exceeding occupancy benchmarks for Lifespace communities currently undergoing redevelopment or that have been recently acquired. This position will partner closely with operations, Executive Directors, third party developers as well as the senior leadership team. This position plays a crucial role in not only managing sales key performance indicators and coaching but also is steeped in process to assist in the acquisition and integration with future Lifespace communities.

The

Director of Redevelopment Sales with demonstrated ability to increase sales/revenue growth; and proven track record in developing and managing sales plans and budgets. Experience in senior living or related relationship sales preferred. Travel up to 80%.

A few other details about the role:

  • Partner with third party developers in decision making on key product decisions aligned to sales - key decisions could include the developing charter member benefits, pricing, market analysis, benchmark and KPI management, talent assessments, etc
  • Work alongside operations, marketing development company and sales leadership to create the game plan towards achieving priority reservation, pre-sales and move-in targets
  • Sets benchmarks of success including reporting performance into senior leadership team
  • Spearhead, alongside marketing, plans to dominate the local market with an effective marketing campaign driving in qualified leads
  • Ability to plan strategically and act tactically to execute (and lead execution by others) on strategic plans, be able to quickly enact change where required and as is supported by operations and sales leadership.
  • Participate within the integration process, led by Finance and Operations, in meeting all agreed upon benchmarks and tollgates
  • Enact strategic plan for onboarding and achieving key success metrics defined by the integration and acquisition plan
  • As required, participate and assist during due diligence and assessment processes of potential new communities
  • Identify talent and build a high performing sales team
  • Work alongside key development leads on ensuring the product conforms to market given entrance fee price as well as the competitive environment
  • Build support and analytical documentation for senior leadership team and board review
  • Set up our plan templates and reports for each workstream in Smartsheet, lead review meetings with key stakeholders to gain in support
  • Monitors metrics (i.e., net entrance fees, occupancy, resident and team member retention trends, resident and team member surveys, culture checkups, etc.) so any downturn in our day-to-day operating performance due to the integration can be quickly identified and addressed.
  • Identifies and executes retention actions for key individuals during integration.
  • Ensures frequent, accurate, timely communications to stakeholders.
  • Can help direct plans and demonstrates resiliency when they must be modified to address unforeseen circumstances during integration.
  • Excellent listening skills; ability to integrate feedback from customers, understand their needs and buying signals, and transfer information to repeatable processes.

  • Bachelor's Degree.
  • 5 years sales management oversight.
  • 10 years progressively increasing responsibility sales experience.
  • Project management experience desired.
