Description We are seeking a highly motivated and experienced Commercial Property Manager with a strong focus on retail properties to oversee a portfolio of properties in the area. The ideal candidate will be a proactive problem-solver with excellent communication and organizational skills, and a proven track record of maximizing property value and tenant satisfaction. Prepare and manage annual budgets for each property.
Analyze financial performance, identify trends, and implement strategies to improve profitability.
Oversee rent collection, accounts receivable, and accounts payable.
Prepare and present financial reports to ownership.
Negotiate vendor contracts and manage expenses effectively.
Develop and maintain positive relationships with tenants.
Address tenant concerns and resolve issues promptly and professionally.
Negotiate lease renewals and expansions.
Proactively identify and address potential tenant issues.
Ensure tenant compliance with lease agreements.
Oversee the day-to-day operations of the properties, including maintenance, repairs, and security.
Manage vendor relationships and ensure quality service at competitive pricing.
Develop and implement preventative maintenance programs.
Ensure compliance with all safety regulations and building codes.
Manage capital improvement projects.
Collaborate with leasing agents to attract and secure new tenants.
Assist in the marketing and promotion of available spaces.
Stay informed about market trends and competitive properties.
Prepare regular reports on property performance, tenant activity, and financial results.
Communicate effectively with ownership, tenants, and vendors.
Maintain accurate records and documentation.
Requirements
Qualifications:
Bachelor's degree in Business Administration, Real Estate, or a related field preferred.
Minimum of 5 years of experience in commercial property management, with a significant focus on retail properties.
Strong understanding of retail leasing practices and tenant relations.
Proven ability to manage budgets, control expenses, and maximize profitability.
Excellent communication, interpersonal, and negotiation skills.
Strong organizational and time-management skills.
Proficiency in property management software (e.g., Yardi, MRI).
Knowledge of local and national building codes and safety regulations.
CAM/CPM designation is a plus.
