JOB SUMMARY: This role will drive and execute on multiple facets of the Parks & Resorts Domestic and International business development activities for UPR Corporate Finance. Additionally this role will provide Joint Venture (JV) management for multiple domestic JVs. Specific focus will be on complex financial modeling, decision support analysis, agreement and contract negotiation processes, domestic and international country and theme park feasibility analysis, deal-term analysis, real estate transactions (lease/buy/sell), and quantitative and qualitative performance oversight and analysis of the JVs. This role will lead the hotel JVs Monthly Owner Meetings and lead the Annual Operating and Capital Budget approval processes.

MAJOR RESPONSIBILITIES:

  • Domestic Business Development and expansion support. Lead complex financial modeling and decision support analysis for: capital expansion projects, partnership formation/controlling documents, debt financing, license agreements, leases (as Lessee and Lessor), real estate transactions, and financial/business term analysis of corporate sponsorship deals. Scope to include: P&L forecasting, IRR models, debt vs. equity decisions analysis, contract/agreement review and analysis including deal point determination and negotiation. Lead the bank financing process for construction and permanent financing (Lender Presentations, Term Sheet Reviews, and selection).
  • Perform Asset Management functions in representation of our ownership position in multiple JVs: Conduct detailed analysis of monthly financial reports as provided by various JV partners (primarily hotel JVs), encompassing both quantitative and qualitative performance oversight and analysis. Lead the process to review, analyze and provide recommendation for approval of the Annual Operating and Capital Budgets and proposed changes to business operations (e.g. requests for system changes, affinity or loyalty program reviews, and monitoring performance of Loews financial shared service facility). Actively participate in JV enhancement decision processes (e.g., hotel lobby renovations, cinema seats, Margaritaville renovation), perform site visits, review and analyze qualitative and qualitative performance metrics, review revenue management projections. Conduct ad hoc projects as required to support business analysis process.
  • Support International licensing and expansion projects: Complex financial modeling with multiple variables (investment/no investment, fee structure tranches/break-points, Theme Parks, Hotels, CityWalk); license agreement analysis; debt financing origination; negotiation process support (business term analysis, create reporting and auditing parameter scope and guidelines); country research and analysis of consultant reports on target countries and theme park feasibility (encompasses detailed review of research reports, critical factor analysis, go/no go decision process support and recommendations on next steps).
  • Conduct research of complex topics in support of business development activities and/or other growth initiatives, as necessary. Document findings and present recommendations to senior executives. Drive bonus plan target setting process for Hotel SIP program.
  • Regular interaction with senior internal and external stakeholders, including legal, creative, and marketing, as well as joint venture partners and lenders.
  • Understands and actively participates in Environmental, Health & Safety responsibilities by following established UO policy, procedures, training and team member involvement activities.
  • Performs other duties as assigned.

EDUCATION:

  • Bachelor’s degree from a four year college or university in Finance, Economics, or Accounting required.
  • Master’s degree in Business preferred.

EXPERIENCE: 10+ Years: Experience in Financial Analysis, Financial Reporting, Decision Support analysis, Financial Modeling, and contract/agreement review; or equivalent combination of education and experience.

CERTIFICATIONS, LICENSES, REGISTRATIONS: A CMA or CPA certification is preferred, but not required

ADDITIONAL INFORMATION:

  • Willingness to travel (domestic and international).
  • Management of projects and analysis with varying levels of information provided.
  • Decision support of complex projects requiring detailed modeling skills, detailed reviews of contract/agreements/fact patterns and strong communication skills.
