NOW HIRING: Resident Manager - Koloa, Hawaii
Sunset Kahili AOAO is seeking an on-site Resident Manager for our Poipu condominium complex. The role involves overseeing operations of a 35-unit, five-story facility with elevator and amenities including a pool and BBQ area. The position requires on-site residency in a provided furnished one-bedroom/one bathroom unit.
Position Overview:
A 30-hour workweek is spread over six days, with added compensation for emergencies and special projects, such as major repairs, renovations, or safety improvements.
Responsibilities include the maintenance of common areas (pool, lobby, stairwells, parking lot, storeroom, trash rooms, etc.), building upkeep, and coordination with vendors.
Professional interaction and enforcement of house rules are essential.
Job Requirements:
Minimum 2-5 years’ experience in management of a multi-unit HOA project.
Skills in building maintenance (minor electrical or plumbing repairs, carpentry, etc.), janitorial work, pool care, irrigation, and general gardening.
Basic proficiency in general computer use, including Word, Excel, and Adobe.
A valid Hawaii State driver’s license and reliable transportation, preferably a truck.
Ownership of a mobile phone.
A knowledge of Hawaii-sanctioned sewer treatment plant (STP) operations is a definite plus.
A pleasant personality.
Physical Demands:
The ability to climb ladders, stoop, bend, lift 50+ pounds, and perform strenuous tasks.
Work involves being on rooftops, navigating uneven surfaces, and daily stair use.
Most work is performed outdoors.
Work Schedule:
Preferred hours are Monday to Saturday, from 7:30 a.m. to 12:30 p.m.
Availability for weekends, holidays, and minimal overtime is expected.
Adaptability to weather changes and facility needs is required.
Compensation & Benefits:
Fixed pay, commensurate with experience.
On-site furnished non-smoking housing provided for Resident Manager and no more than one family member and one on-site parking space.
Paid utilities, health insurance, and time off are provided.
Vehicle mileage and mobile phone allowances are included.
