Learn more .JOB SUMMARY: The Director of Land Development will oversee all aspects of land development projects, from initial planning and feasibility studies to final project completion. This role involves strategic leadership, project management, and collaboration with cross-functional teams to ensure that projects meet quality, budget, and timeline requirements.ESSENTIAL DUTIES AND RESPONSIBILITIES:Leadership and Strategy

Lead and mentor a team of internal and external land development professionals, providing guidance and support throughout the project lifecycle.

Create and implement land development and planning policies and strategies for the department and design action plans to achieve desired results

Develop strong relationships with internal departments, including Land Acquisition, Forward Planning, Purchasing, Sales, Marketing, and Operations.

Engage with industry professionals, organizations, and municipalities to foster positive relationships and enhance KB Home's reputation.

Attract and retain key employees to support the growth of an expanding division.

Due Diligence & Feasibility

Conduct site evaluations and feasibility studies to assess potential development opportunities.

Identify potential risks associated with land development projects and develop mitigation strategies.

Prepare pre-development budgeting for new communities.

Land Development Operation

Oversee multiple land development projects, ensuring timely completion within budget and adherence to regulatory requirements.

Prepare and manage project budgets, monitor expenditures, and implement cost-control measures.

Provide regular updates to senior management on project schedule, status, challenges, and achievements.

Collaborate with architects, engineers, contractors, and local government officials to ensure smooth project execution and compliance with zoning and environmental regulations.

Organize and lead municipal inspections to achieve final acceptance of improvements.

Contractor Management

Update and/or create scopes of work for contractors and suppliers as appropriate.

Prepare bid spreads, bid analysis, and recommendation for bid award for Division President's review and joint approval.

Review and approve progress billings from subcontractors and consultants.

Review and negotiate subcontract change order requests - and provide impacts to the land development budget in real time.

Anticipate work that may not currently be included in a land development budget but could impact it in the future.

Oversee contract administration and manage contract disputes, ensuring effective resolutions.

Budget

Organize and conduct a monthly meeting with the VP of Finance and Division President on a monthly basis to review, track, monitor and manage the ups and downs of land, planning and development budget.

Attend monthly meetings with corporate accounting to provide updates on site development status, budget changes, phase acceptances, bond exoneration, and reimbursement status for each community.

EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:Education:

Bachelor's degree in civil engineering, construction management, urban planning, or a related field.

Experience:

The ideal candidate will have 5-7 years of land development management experience.

Knowledge, Skills & Abilities:

Strong knowledge of local zoning laws, development regulations, and environmental policies.

Excellent leadership, communication, and negotiation skills.

Proficient in Microsoft Office Suite and Microsoft Project.

Excellent written and verbal communication skills.

Detail-oriented with strong follow-up and follow-through abilities.

Effective interpersonal and problem-solving skills.

Capable of taking initiative, being a self-starter, and working effectively in a fast-paced, dynamic environment.

Must be able to read, understand, and effectively communicate all aspects of land development construction documents, including grading plans, improvement plans, and landscape plans.
