First of all, this is a very real opportunity not too good to be true, call me anytime
As the owner/founder, I've been in the real estate investment business for 40 years (since early 1980s)
My experience is with all types of real estate, from horrible fixer homes, to multi-million dollar properties
Based out of Eagle, Idaho I'm now expanding nationwide
Specifically, I'm looking for positive-minded people that have the ability to Think Big!
If you have a conservative mindset, and inability to think creatively, this probably isn't for you
I'm not here to convince anyone to do anything, I'm here to help you succeed
If you are sick and tired of dead end jobs, or just know there is something better, this may be the answer
As you know, inflation is killing the average employee, wages are not even close to keeping up
Not to brag, but I believe that I have a way to get out of this no-win, low wage, downward spiral
It is a must that we get on the other side, that we are owners and sellers, that we have what others want
We are in the real estate investment business, but are not the typical "We Buy Homes" investor
Our goal is to purchase the big stuff Farms, Ranches, Large Acreages, and Commercial Properties
Note: We will buy homes, especially luxury types, but all will be considered if they are vacant and off-market
Also, for commercial real estate, we'll consider about any price range, if it makes sense financially
4 decades of experience, and millions of dollars bought and sold, I've only used bank financing one time

Like I mentioned, I'm not asking for anything from you, except your can-do attitude
I need help locating properties maybe you know of one? Or can find some
This isn't a situation where I give you leads
That's why I need you, to help locate potential opportunities
Do you know of a commercial property sitting vacant?
Maybe the property is fully rented, but you happen to know the seller is highly motivated to sell?
How about 500 acres? Maybe a huge farm? A ranch?
Our focus is off-market real estate, which means it's not listed with an agent
If it is listed, we need to know the seller is highly motivated
To be extra clear, we are not retail buyers, we are not shy about the fact we are looking for deals
If you are a licensed agent, no matter what State, we can use your help too
You can scan the MLS looking for signs of motivation, such as lengthy DOM (days on market)
Again, we are not typical investors, we are not looking for homes
If you're here in Idaho, maybe you know of 1,000 acres available in Council or Cambridge?
Maybe there's an old commercial property, just sitting down the street from you in Lewiston?
How about an old farm, with vacant home, in Marsing?
A vacant restaurant in Meridian, not listed, just sitting there?
How about a cattle ranch in New Plymouth, the owner wants to retire, but nobody knows about it?
How about a high end home in McCall, the owner lives out of state, the home is vacant?
The types of properties of interest are:
Large Acreages: 100 to 1,000+ acres (views, county road frontage, multiple parcels)
Farms and Ranches, 20-500+ acres (old home, barns, crops, etc)
Commercial properties (mobile home parks, storage facilities, mixed-use, etc)
Luxury Homes: 4+ bedrooms, 3+ baths, 5000+ sf, vacant
Or, maybe you just want to be a financial partner?
We find the property, you contribute funding, and get up to 50% ownership
At resale, you get your money returned, plus 50% of the profits
If contributing financially is not possible, maybe you know of someone that may be interested?
You can help us, by referring that person to us and you still get a percentage of ownership
For agents, your compensation is the Buyer's Rep commission, minus your Broker's fee
For everyone else, if a purchase happens, you will become a percentage partner in the property you located
The percentage of your ownership will be negotiable and depends on the deal we can arrange at purchase
We will probably create a new LLC for the property at hand, with you as a member
At closing of resale, you would automatically get paid from the title company, as you are part owner
We are starting a nationwide program
Currently focused on Idaho, Oregon, Washington, and Montanaand quickly expanding
