T he Sr. Analyst of Real Estate works closely with the Director of Real Estate providing analytical support to drive the investment decision-making process regarding the Company's real estate fleet of 900+ existing U.S. stores, and aggressive expansion plans to develop new stores. This position will be accountable for the analyses and recommendations of real estate deals (new stores, lease extensions, remodels, etc.) and related processes. Serves as a trusted resource able to independently, consistently and accurately execute analyses and routine deliverables and can effectively communicate findings with Real Estate leadership team and cross-functional support teams. Additionally, the role will be responsible for working with and managing external broker partners to project manage LOI and supporting documents to execution, and hand-off projects to internal Leasing and internal Construction Teams. Candidates that are best suited for this role possess both a strong analytical aptitude and the ability to think strategically. Responsibilities:
  • Provide strategic ideas, serving as a key player on Real Estate team
  • Provide financial and analytical support to the Real Estate team, including a mix of regular cadence and ad hoc projects, relating to models that support and provide investment recommendations for real estate fleet
  • Partner with cross-functional teams to build business case for investment recommendations and e nsure that real estate decisions are made in accordance with process timelines
  • Manage external broker partners to see LOI and supporting documents to execution, and create smooth hand-off of projects to internal Leasing and internal Construction Teams
  • Create Real Estate Committee (REC) recommendations and presentation materials to leadership
  • Supports financial analysis to support tactical and strategic decision making, this may include:
    • Assessing value of existing stores
    • Predictive financial modeling of new store sales and cannibalization. Gather and evaluate all economic/financial data for input into complex financial models
    • Correlation models to identify real estate factors that drive successful results (e.g. traffic, co-tenancy, center type, etc.)
    • Competitive analyses
    • Growth Planning by U.S. Market
  • Product-owner of Pipeline management software tool (Salesforce) and Real Estate GIS software tool, including data management and admin duties.
  • Opportunity to travel to various ATI markets to help prospect for de novo and relocation opportunities
Qualifications:

Required Education:
  • Bachelor's degree in business-related field
  • Strong academic background and motivated for ongoing professional growth

Preferred Education:
  • MBA

Required Experience:
  • 5 years of related work experience demonstrated increase in scope of role
  • Track record of being a ‘self-starter' and driving adoption of analysis and approaches to solve complex business problems
  • Track record of ability to collaborate and work well with others to yield results

Preferred Experience:
  • Prior experience preferred with Salesforce and GIS software however not required

Knowledge, Skills and Abilities:
  • Solid understanding of financial modeling and investment analysis
  • Solid understanding of predictive modeling including sales and cannibalization forecasting
  • Computer skills in Microsoft Office Suite and/or other data analytics and reporting tool
    • Advanced/Expert proficiency in Excel spreadsheets is required
  • Strong written and verbal communication skills evidenced by the ability to describe business problems and present recommendations to leadership teams
  • Strong follow-through and ability to operate with a sense of urgency
  • Ability to interpret data and troubleshoot issues
  • Proven ability to build strong working relationships and influence others
  • Looks for opportunities to improve existing processes
