We are seeking a high energy Leasing Consultant to fill an available role at our apartment community in Lexington, KY.

Our ideal candidate would love working within a professional environment and enjoy providing service to both prospects and current residents to ensure overall satisfaction. Prior leasing experience is not required, but must have prior customer service and sales experience. This position does require Saturdays and a flexible schedule.

JOB SUMMARY:

The LEASING CONSULTANT is the property’s sales representative whose primary duties are to greet prospects, to professionally present the features and benefits of their assigned community and properly secure lease agreements from qualified persons. A LEASING CONSULTANT is very service oriented and strives to make current residents feel welcome and comfortable in their community. It is imperative that the LEASING CONSULTANT maintain a positive, professional attitude at all times.

DUTIES AND RESPONSIBILITIES:

Conducts all business in accordance with the company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.

Marketing/Leasing

Maintains a professional, yet friendly, atmosphere in the leasing office and other areas where prospective residents and current residents meet.

Inspects models and “market ready” vacancies daily to ensure cleanliness.

Answers all incoming phone calls and handles each call accordingly, whether it is a prospect call, resident, service request, etc.

Greets prospective residents, qualifies, determines needs and preferences, and professionally presents community and specific apartments while communicating features and benefits.

Maintains awareness of local market conditions and trends. Contributes ideas to the Property Manager for marketing property and for improving resident satisfaction and retention.

Administrative

Accurately completes all lease applications, assists with application verification and notifies prospective residents of results. Types miscellaneous resident communication when necessary.

Maintain an organized and presentable work area at all times.

Completes all lease paperwork accurately included related addendums and accepts rents and deposits.

Completes Guest Card information completes on ALL prospects, sends thank you cards, and performs repeated follow up.

Physically inspects property when grounds, picks up litter and reports any service needs to maintenance staff. Inspects vacancies and make ready apartments.

Organizes and files appropriate reports, leases, and paperwork.

Assists Property Manager in preparation of daily and weekly reports, resident communications, market surveys, etc.

General

Regularly meets and exceeds individual rental and renewal goals.

Maintain a closing ratio of 35% and higher consistently.

Qualifications

Position requires good leasing and closing skills, and the persons must have basic computer knowledge.

Computer Skills: Word Processing

Work Hours: 40 hours per week.
