Full Job Description – Facilities Director – Camp Cobbossee for Boys

Camp Cobbossee for Boys (www.campcobbossee.com) seeks a Facilities Director. Cobbossee is a boys sleepaway summer camp situated on 110 gorgeous acres on stunning Lake Cobbosseecontee near Monmouth, Maine.
Camp Cobbossee is 20 minutes from Augusta, Maine’s state capitol, and 1 hour, 15 minutes from Portland. This is a year-round, full-time position with benefits and paid vacation.
Each day You will get to be creative, solve problems, and work alongside good people. You will get to put into play your broad knowledge of carpentry, plumbing, electrical, landscaping and more to make things happen for a great community. Periodically, between fixing sinks and supervising a hard-working crew, you might get to set up and shoot off fireworks displays, design and build massive floating playscapes for the lake, and prep for helicopter landings.
This is because this isn’t an ordinary facilities position. Cobbossee is a sleepaway camp community of 350 people. The summer days are full of great food, sports, adventure, waterfront and magic. The facilities director is the person behind the magic, the scene designer behind the great play.

DESCRIPTION
The Cobbossee Facilities Director is directly responsible for supervising and executing a program of development, upkeep, maintenance and repair of the entire the physical plant of Camp Cobbossee for Boys. This position reports directly to the Camp Director.
The Cobbossee physical plant encompasses 110 acres of woodland and program area (fields, buildings, courses, roads, bridges, and paths), and has 1500 feet of lakefront on Lake Cobbosseecontee. Cobbossee boasts 61 individual buildings, two baseball fields, two soccer fields, two football fields, 9 tennis courts, three basketball courts, a field house, dining hall, office, and adventure/high ropes course among many other features.
REQUIRED SKILLS / HARD KNOWLEDGE
Basic proficiency in computers: email, excel, word, google docs, ability to learn simple maintenance software, able to use smartphone.
General knowledge of facilities. Conversant in, and understands the basics of electrical systems, straightforward structures (cabins, sheds, offices), plumbing, septic, and landscaping.
Able to supervise a small team (at least one year-round facilities worker and a crew of 3-5 seasonal workers May-August).
Framing and Carpentry: can frame out a rough building. Can build decks, docks, railings, interior walls that are level and square.
Plumbing: can fix and maintain sinks, toilets, showers and pipes leading to and from buildings
Septic: understands the basics of how simple waste systems work: filters, holding tanks, leach fields, and waste conveyance. How to respond to pump alarms.
Electrical: can fix, maintain, and wire basic light switches, AC units, outlets. Can troubleshoot basic electrical problems x ahead of the arrival of an electrician.
Landscaping: understands the basics of soil, water, and topography. Can install French drains, understand basics of water flow underground, drainage, and keep lawns and fields green. Understands basics of pruning, gardens, compost.
Small engines: can fix and maintain small engines and tools such as mowers, weed-whackers, 1-3 horsepower water/fluid pumps, and power hand tools.
Internal combustion engines: has some level of diagnostic ability with tractors, trucks and cars.
Capable of water testing and reporting. (we use lake water for drinking water and chlorinate it)
Can safely operate: cars, trucks, dump trucks, tractors. Can tow a heavy trailer. Can operate a snow plow.
Can safely operate power tools (drills, nail guns, etc), and large shop machines (table saws, drill presses, bandsaws, planer, jointer, etc).
Can safely operate a chainsaw (full safety equipment, chainsaw maintenance and sharpening)
Can execute basic concrete projects (small pads, footings for posts, sonotubes)

REQUIRED EXPERIENCE

Solid background in facilities work and/or facilities management of some kind.
Proven success working well with people of different backgrounds, ages, and perspectives.
Advanced Traits, Skills, Knowledge
Full project management of a build-project from beginning to end (permits to final landscaping)
Basic computer-aided-drawing and planning (not necessarily CAD, but programs like Floor Planner, etc).
Budget management
Creation and curation of 3-year and 5-year facilities plan
Creation of unusual or unique buildings (treehouses, pergolas, fanciful children’s structures)
Basics of welding (Tiig, Miig, Stick)
Larger scale concrete projects (large pads, structure-sized footings, etc)
An engineering mindset. Combining a series of lower-level skills to solve higher-level challenges (levers, weight, counterweight, tractors, pulleys, buoyancy, etc).
YEARLY CALENDAR
Summers are extremely busy (six days a week). Fall is much more quiet, as is winter. Our facilities staff store up their extra days in the summer and then enjoys many three-day weekends in Maine’s glorious fall weather. No vacations are taken May 25-Aug 25, but then the calendar gets much more fluid.
COMPENSATION
This position pays a yearly salary that is commensurate with the experience of the successful candidate. A normal range is 50-60k per year. This position comes with benefits: dental, medical, and a 401k. Further, this position comes with the option to live at Camp Cobbossee in our Facilities Director house, which would mean free housing, utilities, and wi-fi for the entire year each year, as well as access to Cobbossee’s physical plant and equipment.
