The Maintenance Technician works directly with the Property Manager to ensure the facility is maintained to the highest quality and all maintenance requests are completed in a timely manner. The Maintenance Technician is responsible for overseeing all plumbing, portering, snow removal, landscaping, electrical, HVAC, appliance, carpentry and painting requirements of the property. This position also requires being on rotation for on-call after hours and weekend emergency needs.
Responsibilities:
-Respond to service requests in a friendly and professional manner, ensuring that all assigned requests are completed successfully and promptly
-Maintain the accuracy of the work order system, logging all actions and supplies needed to complete each request
-Complete a daily task list throughout the property including oversight and assistance with third party contracted vendors
-Ensure the cleanliness of the property by handpicking trash, clearing sidewalks of debris or litter, emptying trash receptacles when needed
-Maintain notes of maintenance items in need of repair on the property
-Report any illegal dumping, encampments, and security issues around the property
-Develop a rapport with tenants by providing great customer service
-Perform other duties as assigned or as necessary
-Rotating on-call responsibility for emergencies during off-hours (nights and weekends)
-Work with other Maintenance Technicians to complete larger jobs
-Ensure the company vehicle is regularly maintained with the proper fluids including oil changes, tire rotations, and maintains a clean interior and exterior appearance
-Become the friendly face of the property that creates peace of mind for all tenants
Requirements:
-1-3 years of experience in commercial, or mechanical maintenance
-Ability to identify and troubleshoot issues relating to electrical, plumbing, HVAC, and appliances
-Excellent time management skills, can easily conform to shifting priorities and timelines
-Valid U.S. driver’s license
