PRIMARY DUTIES AND ACCOUNTABILITIES

Diagnosis and troubleshoot complex commercial and industrial air conditioning and heating equipment, plumbing, electrical and fire protection equipment and minor structural systems. Work on electrical systems up to and including 600V 3 Phase and low-pressure natural gas systems. Manage and coordinate inspections of electrical, civil, mechanical and architectural building modification work performed by contractors and Company personnel for building additions, alterations and repairs. Validate accuracy of contractor and material supplier invoices. Manage and provide technical specifications and procedures for facilities maintenance contracts. Uses the Building Management Control System (BMCS.), facility maintenance management system and applicable corporate pc applications. Formulate and establish preventive maintenance schedules based on equipment performance and repair history. Obtain material cost estimates on repair and installation work for all infrastructure projects. Work with engineers and supervision to recommend plan and perform changes and improvements to existing equipment. Ensure work performed is in compliance with Corporate, State and Federal environmental plans and procedures. Train other maintenance personnel in Building Automation systems programming and coordination. May perform other job-related duties as assigned. Analyze HVAC, electrical and mechanical systems, for efficiency, system integrity and energy savings opportunities. Conduct systems troubleshooting in conjunction with Facilities technical personnel. Manage, program and operate our various Building Automation Systems. Prepare specifications for various building controls systems. Manage training for Facilities technicians and coordinators. Administer the implementation of all BAS projects. Support the Facilities c Maintenance organization with BAS management, training, support systems management and development of energy programs. Conduct technical investigations upon request. Participate in all design and bidding activities associated with projects.

Job Specifications

Knowledge:

  • Knowledgeable in operation of all types of heating and air conditioning equipment and efficient economic operating techniques and procedures.
  • Possess a strong working knowledge of project management.
  • Knowledge of building automation systems (i.e. Tridium, Light, Fire Systems)
Skills/Abilities:

  • Must be capable of accessing remote company locations.
  • Ability to maintain a company credit card.
  • Demonstrated ability to use diagnostic equipment for analyzing mechanical equipment.
  • Demonstrated ability to work independently, to instruct others, communicate effectively and make independent judgments.
  • Demonstrated ability to diagnose malfunctions to heating, ventilation, and air conditioning equipment and other building systems.
  • Demonstrated ability to interpret technical manuals, building systems drawings and specifications.
  • Ability to meet Company driving standards, including a valid driver's license.
  • Satisfactory completion of the Construction and Skilled Trades Test Battery (CAST).
  • Demonstrated ability to use Microsoft Office applications such as Word, Excel and Outlook.
  • Demonstrated ability to write, speak, read, comprehend and communicate clearly and accurately in the English language.
  • Must be willing and able to work overtime on a regular basis and must be available for callout overtime, if and when required, consistent with the Labor Agreement.
Education/Experience:

Must possess and maintain at least one of the following certifications/licenses:

  • Electrical License (Journeyman, Md State, or local county)
  • HVAC Certification
  • 3rd Grade Stationary Engineer (minimum)
  • Must have at least four years work experience including building systems operations, maintenance and experience in operating and writing programs for Building Management Control System Computers or similar process computers or equivalent combination of formal education/training and experience.
  • Must have a year of experience in either developing point lists, or in creating data bases and in writing customized programs in the languages associated with Tridium.
