RMG Management is seeking a reliable, hands-on Building Superintendent to oversee day-to-day operations for a 53‑unit apartment community in Bloomfield, NJ. This is a critical, full-time onsite role responsible for ensuring the property is safe, clean, well-maintained, and running efficiently.

## Key Responsibilities

### Maintenance & Repairs

Perform minor and major repairs for apartments and common areas (plumbing, electrical, HVAC, appliances, carpentry).

Troubleshoot, repair, and replace fixtures, locks, doors, windows, and flooring as needed.

Maintain and monitor building systems (boilers, water heaters, pumps) and ensure compliance with safety codes.

Conduct regular property inspections; prioritize and close out work orders promptly.

Source materials, manage inventory, and coordinate/supervise licensed contractors when specialized work is required.

### Cleaning & Upkeep

Keep common areas (lobbies, hallways, stairwells, laundry rooms, basements) clean and orderly.

Daily trash removal and maintenance of refuse/recycling areas; ensure pick-ups are scheduled and compliant.

Exterior grounds care including sweeping, light landscaping, leaf cleanup.

Seasonal: Snow shoveling, salting/walkway safety, seasonal maintenance tasks.

### Apartment Turnovers

Complete full turnovers from repairs to full renovations: patch/paint, flooring, fixture upgrades, appliance replacements.

Prepare and renovate apartments for new residents to ensure move-in ready condition.

Perform pre-move-in quality checks; complete move-in/move-out inspections and document damages with photos.

### Tenant & Leasing Support

Respond to tenant maintenance requests quickly and professionally; update tenants on status and timelines.

Show available apartments to prospective tenants as directed by management; provide access for vendors and city inspectors.

Coordinate with management on leasing schedules, notices of entry, and occupancy status.

### Property Oversight & Compliance

Monitor building security, life-safety systems (smoke/CO detectors, egress), and house rules.

Maintain logs for work orders, preventive maintenance, inspections, and supply inventory.

Assist with municipal inspections, violations cures, and vendor scheduling.

Serve as the primary on-site point of contact; escalate issues to property management as needed.

## Requirements

Minimum 3 years of experience as a Building Superintendent or similar property maintenance role.

Must be able to perform both minor and major repairs independently.

Working knowledge of basic plumbing, electrical, HVAC, and carpentry.

Must have all tools necessary to maintain the building (including drills, plumbing snake, hand tools, power tools, etc.).

Strong customer service and communication skills; professional demeanor with residents and vendors.

Highly organized, detail‑oriented, and able to work independently; capable of lifting 50+ lbs.

Availability for after-hours emergencies and on‑call rotation.

Valid driver’s license and reliable transportation.

Reliable smartphone for work order management and communication.

Bilingual (English/Spanish) is a strong plus.
