Job Summary:

The Senior Project Manager provides management oversight for all phases of Residential and Commercial

construction projects, including coordinating construction schedule, subcontractors, material and equipment, ensuring

that design specifications are being followed per approved CD sets, and work is proceeding with quality, on schedule

and within budget. The Senior Project Manager serves as a liaison between the Design Department and the

Construction Division and problem solves issues on and off site to ensure project progress is executed.


Meeting Construction Deadlines - On time completion of all phases of construction.

Construction Ready & Onsite Accuracy - DOB Plans, Construction Documents, and Sub Contractors Estimates are

accurate to the scope & nyc code. Red box items are ready ahead of construction start date (permits, covid forms,

spec sheets, etc)

Project Coordination - Ensure all subcontractors and vendors/fm materials are in line with schedule.

Construction Budget - Ensures construction is executed according to the approved budget.

Construction Coordination - Responsible for ensuring all sites operate at Max capacity.

Knowledge & Skill Set:

NYC DOB Code (Construction, Electrical, Plumbing, Permitting, ALT 2, Special Inspections)

Construction Management (Quality Control, Vendor Relations, Job-Costing, Scheduling)

Construction Estimating & Bidding

DOB & Landmark Filing Strategies & Processes

Ability to create schedules and budgets for construction projects.

Ability to create and execute change orders.

Team management and supervision.

Ability to provide takeoff quantities from drawings

Ability to read, interpret and execute CD sets.

Ability to calculate and order rough materials based on CD sets.

Ability to problem solve issues that arise during construction.

Strong communication skills.
