The Smart Building Strategy Director is responsible for overall leadership within a Fortune 100 global financial services client account to achieve the company's strategic smart building aspirations. This role will focus on creating a strategy for delivering the client smart building program. The smart building program will be rolled out to a distributed portfolio globally and will be focusing on innovating new Smart Building and Secure IoT/OT solutions for facilities management, sustainability, and space utilization to improve building operational efficiency.This job is part of the Program Management function. They are responsible for the creation and delivery of strategic programs representing major company initiatives.This is not a remote role; the selected Smart Building Strategist is required to have the ability to work from the client’s New York City office location.What you’ll doThe Smart Building Strategist will work with the Engineering Center of Excellence team to:

Create high level strategic plan to achieve desired client outcomes and use cases. Strategy will include methodology for rollout of smart devices, networks, and IT backbone for data communication. Data warehousing, scrubbing and analysis procedures must also be developed to glean insights from data. Prepare capital and expense budgeting and forecast cashflow.

Develop smart building business cases and proposals to provide client decision makers with metrics and ratios for approval of smart building functionality. Smart building business cases will require financial data, projected schedules and return on investment for all smart building services.

Manage smart building rollout program with program management team. Coordinate projects at client portfolio of locations to install, wire and commission all smart building devices. Track progress of deployment

Synchronize smart building activates across diverse, global CBRE and client teams. The strategist will need to bring together appropriate resources from project management, energy and sustainability, facility management, IT, & business intelligence teams.

Engage smart building vendors and contractors to procure devices, software, and consulting support to achieve client smart aspirations. RFP vendors in partnership with CBRE sourcing team to obtain long term agreements.

Coordinate with client security architecture team to review and approve all vendor software and devices to be used within client environment.

Manage change within CBRE team and client organization to action smart building insights. Communicate value proposition to employees at all levels. Ensure compliance with new smart building protocols across portfolio of client sites.

Report progress of smart building program, use case implementation, data capture and cleaning and actions implemented from smart building insights.

Interact regularly with client(s) to ensure that goals and objectives are established and achieved. Develops and implements action plans to correct variances. Anticipates and responds to the client's needs and concerns.

Launch successful smart building facility management program for ongoing analysis of smart building data. Leverage data to identify systematic efficiencies for improving operating efficiency, increasing team effectives and optimizing employee experience.

Comply with all federal regulatory requirements regarding (but not limited to) data protection and privacy.

Document processes for smart building program to facilitate rollout of future smart building capabilities.

Participate in civic and business organizations. Conduct and maintain relationships with industry and trade associates, vendors, and professional organizations.

Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.

Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.

Serve as a point of contact for clients and escalation points for any staffing, bandwidth, or delivery issues.

Provide support in assigning resources to a specific project or program. Facilitate regular meetings to review project status for active and pending projects.

Train staff and assist with the development of processes and services to support client requests and needs.

Report the status of individuals and groups of projects and programs to Sr. Management.

Oversee cross-functional projects and programs from end to end. Initiate the development of a program charter and integrated timeline. Ensure all functions remain on schedule, issues get resolved, and the program is completed successfully.

Manage internal, external and vendor relationships in support of the program.

Apply a robust knowledge of multiple disciplines, the business, and key drivers which impact departmental and cross-functional performance.

Lead by example and model behaviors that are consistent with CBRE RISE values. Persuade managers and other colleagues to act while being guided by the organization's functional business plans. Negotiate with external partners, vendors, and customers of divergent interests to reach a common goal.

Identify and solve multi-dimensional, complex, operational, and organizational problems leveraging the appropriate resources within or outside the department.

Significantly improves and changes existing methods, processes, and standards within job discipline.

What you’ll need Bachelor's Degree preferred with 8-12 years of proven experience working in smart building design, deployment or management. In lieu of a degree, a combination of experience and education will be considered. Extensive understanding of modern building management systems and market landscape. Strong understanding of building operations, facilities management, and smart building technologies is required. Knowledge of industry trends, project management and construction procedures and best practices as it relates to smart building technologies projects is preferred. Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, CBRE has a culture of respect, integrity, service, and excellence that shapes our approach to every opportunity. Ability to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations, and handle problems. Leadership skills to set, manage and achieve targets with a direct impact on multiple departments results within a function. Outstanding presentation skills with the ability to effectively convey information to various collaborators within an organization, such as executives, project managers, designers, building engineering staff, and on-site facility services. In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc. Expert interpersonal skills and a sophisticated inquisitive mindset. The minimum salary for the Smart Building Strategist position is $150,000 annually and the maximum salary for the Smart Building Strategist position is $190,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
