This role will include real estate owned and leased properties administration, and the performance of lease accounting tasks. Ensuring maintaining integrity and quality of all aspects of the lease administration and lease accounting functions for Corning’s real estate leases. This role will manage the leases across the enterprise including support for the administration of the leases and accounting decisions on a lease-by-lease basis.Specific duties include:
Effectively partner with the GRE Transaction Managers, the outsourced provider of lease administration services, and other professional resources and internal cross functional business partners, ensuring seamless communication, coordination, high quality outputs and overall high team performance.
Ensure strong, collaborative relationships within the group, both internally with other real estate sub-functions and externally with client partners to consistently elevate the quality of thinking and ideas applied to the client business.
Ensure documentation for lease transactions is entered into IWMS system and reflected accurately. Also, ensure documentation for lease transactions is saved to local share drives and stored properly on site.
Submit real estate lease documents to GRE vendor to abstract. Track abstraction progression and timeline. Answer GRE vendor inquiries regarding real estate lease entries.
Review real estate lease documents and ensure IWMS (Integrated Workplace Management System) – IWMS inputs matching lease contracts accurately. Responsible to communicate with GRE vendor to correct IWMS entry errors.
Collaborate with suppliers, GRE, WPS, Shared Services, technical accounting and cross functional business partners to ensure all leases are captured for system and accounting purposes.
Answer high volume of lease inquiries from multiple customers on a daily basis
Run Lease Abstract Report, Amortization and Accretion (A&A) Schedules for BU finance approval. Classify real estate leases in IWMS and work with businesses to resolve lease accounting questions.
Support the lease accounting function on the GRE side for technical accounting/business unit finance teams; which may include lease analysis/abstraction, journal entries, account/payment reconciliations and footnote disclosures.
Ensure internal controls and procedures comply with Sarbanes-Oxley requirements for all lease administration and lease accounting related processes.
Responsible to save weekly / monthly / quarterly / yearly reports to GRE shared drives
Prepare various real estate reports from the IWMS system
Assist Global Real Estate Transaction Manager with SOP and Training documentation for Lease Administration / Lease Accounting functions. Required Qualifications, Competencies,
Education or Experience:
B.S. Degree in Business, Real estate or Finance or equivalent demonstrated experience.
2-5 years of demonstrated lease administration experience and well-developed understanding of lease contract language, lease abstraction and accounting, controls and cross functional business partnership experience.
Demonstrated ability to document a broad range of accounting issues in work papers, disclosures and memos.
Solid analytical abilities.
The ability to interact with business leaders, associates and lead teams.
Demonstrated use of technology to improve process including proficiency in Microsoft Excel, TRIRIGA, SAP/PeopleSoft.
Must have flexibility to attend on-line meetings with Global Partners outside of regular work hours.
Paralegal experience a plus.
Understanding of lease accounting standard ASC842, SOX compliance and experience in financial statement analysis to include accretion schedule, amortization schedule and NPV schedule a plus.
Travel: 10% - must have flexibility to attend in person meetings within the United StatesThe salary range for this position is $67,449.00 - $92,742.00.
