Property Preservation and Inspection (PPI) Technicians will be responsible for assisting the PPI Supervisor with managing single family homes (1-4 units) Real Estate Owned (REO) and custodial properties as it relates to property preservation, inspections, vendors, etc.   The complete details of this job include, but are not limited to:  
·         Assign recurring and one-time work orders to inspectors and property preservation vendors.
·         Close interaction with Work Order Processors to ensure highest quality vendors are being selected for work assignment.
·         Work with Work Order Processors to determine if task orders for additional services should be issued, based on new findings in inspections.
·         Interact with PPI Supervisor to ensure overall cost efficiency with the preservation of assets within their portfolio.
·         Accept emergency calls about properties, potentially any time of day or night, any day of the week from the 24/7 call service
·         Vette vendor bids for necessary repairs to ensure job will be done properly to client specifications at a fair price.
·         Interact with local law enforcement and code compliance personnel to ensure that properties meet municipal/county/state regulations.
·         Dispatch law enforcement personnel and/or vendors in case of emergency situations at properties.
·         Coordinate vendor and client representatives to take initial custody of new properties and establish baseline condition report.
·         Work with local realtors as needed to meet client needs.
·         Liaison with HOA representatives as needed.
·         Ensure timely completion of seasonal services (winterization, lawn care, pool care) to preserve asset value and adhere to local regulations.·          Excellent communication skills, including excellent phone etiquette and a demonstrated ability to communicate professionally in verbal and written forms and instant messaging environment with teammates.
·         Above average computer skills working in proprietary software environment                  ·         Ability to meet hard deadlines and work in fast-paced environment.                                ·        Attention to detail in photos, able to discern differences and potential property issues.
