National Real Estate Management Company seeking a qualified, motivated and experienced Property Manager to ensure the successful operation of a 160-unit affordable (Section 8) apartment community in the Overbrook neighborhood of Philidelphia. The hired candidate will have full responsibility of managing daily operations of the property, provide leadership to team members and provide a high-quality living environment for residents.

Candidate must be able to work in a team-oriented environment, maintain excellent communication skills with residents and staff and have good organizational skills. Candidate should have previous supervisory experience and ability to oversee an office staff and maintenance of 6 employees.

Residential Property Manager Responsibilities:

Confidentiality, customer service, decisionā€making, attention to detail, patience, respect, teamwork, and flexibility.

Leadership and professional skills to create the trust & influence needed to effectively manage a property and its residents.

Solid verbal, written and customer service communication skills. Good computer skills related to email etiquette and letter writing.

Confidence in creating effective solutions for how to deal with challenges or problems.

Maintain positive relationships with all levels of employees, vendors and outside agencies.

Ability to interpret HUD manuals.

Ability to prioritize and schedule multiple projects simultaneously; ability to effectively organize records/files.

Manage affordable waiting list and vacancy/turnover

Attract new residents and be knowledgeable in all phases of applicant screening and leasing, as well as resident retention

Process Section 8 MI's, MO's, IR's & Annual Recertification's

Post rental payments in software.

Manage collections of rental payments, oversee delinquency collection and legal matters.

Process payroll in software system

Ability to review budget and manage vendor invoices, payment processing.

Skilled in obtaining bids and oversee Capital Improvement projects

Process payroll in software system

Residential Property Manager Qualifications:

High school or equivalent (Required)

Experience in Property management: Section 8 - 3 years (Required)

Driver's License (Required)

OneSite property management software experience a huge plus!
