The salary range for this position is $30 to $35 an hour. The actual compensation may vary depending on a wide range of factors, including experience, skills, qualifications, certifications, location, etc. This range also does not include additional forms of compensation such as bonuses.OVERVIEWUnder direction of the Regional Facilities Manager, the Maintenance Area Manager is responsible for the training and project support of all site maintenance personnel and for keeping an active review of the physical and financial maintenance state of all buildings and grounds at the assigned communities.RESPONSIBILITIES

Ensuring that all standards, processes, and practices across the portfolio are consistently followed. Recommend new processes and procedures as appropriate.

Manages and develops maintenance supervisors and floating technicians, ensuring their teams are efficient and effective.

Supports all maintenance operations within a designated region and coordinates the scheduling and assignments of floating technicians within the region (if applicable).

Collaborates with the Regional Facilities Manager to set regional goals and budgets.

Collaborate with peers to ensure consistency and best practices across regions.

In collaboration with Property Management leadership, adheres to the Preventative Maintenance program across the portfolio.

Provide regular updates to Regional Facilities Managers making recommendations to improve on safety policies and practices.

Lead and support resources for all upcoming agency, governmental, owner, and partner inspections in your region to help regional and local leaders effectively drive toward optimum results.

Work with team members with actual hands-on physical maintenance labor for projects, unit turns and training when required.

May be assigned and/or have responsibility for on-call emergency coverage.

Provide technical assessments and feedback to Regional Facilities Managers, regarding maintenance staff within your territory.

Be knowledgeable in workplace safety, vendor/contractor safety standards, claims reporting, property loss prevention, and provide sites best practice guidance in the area of Risk Management.

Take the lead, become knowledgeable, and communicate new methods, technologies, and factors associated with maximizing long-term physical asset value and mitigating risk.

Be familiar with all sections of the Conifer Maintenance Manual.

Flexibility to travel on a regular basis as required for region.

All other job-related projects as assigned.

EXPERIENCE

Minimum 3-5 years’ experience in property management, capital project administration, project management, construction, budgeting and operations, preferably in multi-family environment.

Minimum 3 years supervisory, performance management experience strongly preferred, including coaching, mentoring, training teams.

Prior purchasing and inventory systems experience needed.

Computer proficiency on MS Office Suite (Word, Excel, PowerPoint), email, MS Teams /other meeting platforms for interoffice meetings.

Housing software experience on Yardi Voyager preferred or other software programs with willingness to train and provide support to site teams.

Experience collaborating with others to meet company goals and standards, acting with integrity in all business transactions. Experience in agreement management.

Prior experience in managing the bidding process and vendor selection.
