SUMMARY The Sr. Commercial Escrow Specialist will be responsible for obtaining, reviewing and interpreting title commitments/reports pursuant to the due diligence process required for the leasing, purchasing and/or selling of new or existing sites and also distribution of this material to the appropriate parties. This person’s individual decisions and their manner of performing this function strategically allows development of a course of action to address important issues relating to title near the beginning of each process. This individual’s specific skills combined with this position’s higher level of proficiency and their ability to communicate and successfully implement a solution has a major effect on the opportunity to expedite the completion of our departmental goals and create the opportunity to open new stores earlier. Key Responsibilities

Responsible for coordinating, documenting and confirming the closing procedure required pursuant to agreed terms.

Responsible for relaying accurate notification to individuals and/or departments of pending and/or actual key dates and milestones relating to their area of involvement.

Reviewing the language of leases and agreements relating to these issues and apply individual interpretation of intent to approval of costs and documents applied to each transaction.

Populate and update information in StoreDev in preparation of all scheduled meetings and effectively communicate and advise individuals in other areas by delegating responsibility to the appropriate person for action.

Attend and advise during all scheduled meetings relating to real estate (included but not limited to R/E pipeline reviews) and estimate, track and maintain key dates and projections that will be relied upon and used to establish goals that will affect the actual opening of new and/or replacement stores.

Ability to make last minute decisions to preserve deals to prevent delays affecting the opening of stores.

Provide assistance in the absence of the Commercial Escrow Specialist.

Education and Experience

Experience handling routine contracts; real estate experience strongly preferred

Knowledge and mastery of MS Word, Outlook and Excel

Possession of a higher level of proficiency, negotiating skills combined with their ability to effectively communicate our position with all parties involved (including but not limited to Sellers, Landlords, Attorneys, Escrow Agents & Brokers
