Develops preliminary reviews and interpretations of potential acquisitions and formulate the findings into reporting protocols used by the company.Primary Responsibilities
Reviews financial statements and prepares preliminary valuation of real estate assets
Assists in the evaluation of investment returns based on cap rates, discounted cash flows, use of leverage and Illustrate trends and possible risks of potential opportunities.
Develops underwriting and modeling for potential market strategic opportunities
Reviews financial and operational due diligence materials for acquisitions
Assists with the development of Operations’ department budgets for properties under contract and reconciles with original underwriting
Coordinates closings with the Operations Department to ensure a smooth transition of newly acquired properties
Prepares and assembles proration information for closings and verify accuracy of closing statements
Performspost-closing reconciliations
Participates in trade shows and property audits as market opportunities develop
Job Specifications
Interprets general business periodicals, professional journals, technical procedures, or governmental regulations.
Effectively presents information
Responds to questions from groups of managers, clients, and customers
Calculates figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Applies concepts such as fractions, percentages, ratios, and proportions to practical solutions.
Proficient with Microsoft Excel, Word, and related software packages.
Defines problems, collect data, establish facts, and draw conclusions.
Solves practical problems and deals with a variety of concrete variables in situations where only limited standardization exists.
Education and Experience
Bachelor’s Degree in Finance or a related discipline required; Master’s Degree preferred.
Two to three years related experience and/or training; or equivalent combination of education and experience.
Working Conditions/Physical DemandsPerforms sedentary work in an office environment with limited lifting (less than 10 pounds) or walking required. Close visual acuity required to perform work at computer terminal. No exposure to adverse environmental conditions.
