DescriptionAmazon is seeking an experienced candidate to join the Finance Operations, Financial Planning & Analysis (FP&A) group as a Finance Manager in our Amazon HQ2 (Arlington, VA) location that will work closely with their key business partner, the Global Real Estate & Facilities (GREF) Portfolio Strategy and Transactions teams. This role will mainly be responsible for undertaking financial and portfolio analysis and insights to drive strategic decision-making. This position will work collaboratively with multiple stakeholders from various parts of the global organization, including Regional Portfolio Management, Occupancy Planning, Transaction Management and Design & Construction teams.This position requires a proactive, highly motivated self-starting individual with an aptitude for financial analysis and modeling, who operates well in an ambiguous environment. This person will also be expected to take a leadership role in driving positive change by evaluating and streamlining existing regional and global operational processes. Additionally, the senior analyst will support development of new tools, reports and processes for the team.Key job responsibilitiesSpecific responsibilities include:Financial Modeling & Analysis: Gathering, evaluating and validating real estate data, ensuring correctness and completeness Develop robust financial models to evaluate new business initiatives, investments, and strategic opportunities. Conduct detailed scenario and sensitivity analyses to identify key financial drivers and assess potential risks and returns, specifically NPV, ROI and cash flow analyses to support the production of strategy papers. Perform market research, industry benchmarking, and competitive analysis to inform financial assumptions. Leverage data visualization tools to effectively communicate complex financial information to cross-functional stakeholders. Analyze historical trends and market factors to build detailed financial projections, identifying key variances and trends.Financial Decision Support:Collaborate with corporate development, M&A, and other strategic teams to evaluate potential transactions, partnerships, and other initiatives.Conduct thorough due diligence, valuation analysis, and transaction modeling to support investment and portfolio management decisions.Basic Qualifications
Bachelor's degree in accounting or related field
6+ years of building financial and operational reports/data sets that inform business decision-making experience
6+ years of participating in continuous improvement projects in your team to scale and improve controllership with measurable results experience
5+ years of multiple finance and accounting roles experience
Preferred Qualifications
6+ years of identifying incomplete or inaccurate data, identifying the root cause and creating/implementing an escalation plan experience
6+ years of solving complex business challenges by delivering accurate and timely financial models, analysis, and recommendations that have a proven impact on business (e.g., financial savings, operational improvements, or customer benefits) experience
MBA, or CPA
Knowledge of SQL/ETL
Experience working with large-scale data mining and reporting tools (examples: SQL, MS Access, Essbase, Cognos) and other financial systems (examples: Oracle, SAP, Lawson, JD Edwards)
Experience delivering forecasting, budgeting, and variance analysis, and data interpretation of results
