Description We are seeking a Leasing Consultant to join our team in Alexandria, Virginia, operating in the Real Estate Property/Facilities Management industry. This role offers a long-term contract employment opportunity. As a Leasing Consultant, your primary responsibilities will involve tasks related to leasing management, market research, financial oversight, and property maintenance.Responsibilities: Oversee the monthly assignment of tasks related to leasing and property maintenance, ensuring the timely completion and synchronization of all supporting activities. Conduct regular market research, using resources such as mystery shoppers and market research firms, to ensure the accuracy of building amenities pricing and to stay informed about new developments or redevelopments within the local market. Collaborate closely with Leasing Associates, approving concessions based on current market conditions and ensuring all new leases or renewals meet or exceed approved unit pricing. Track and monitor marketing plan traffic goals, using a monthly scorecard to project occupancy five weeks out. Verify the accuracy of property rent rolls, occupancy status, lease charges, and lessee details on a monthly basis. Monitor the collection of rent to ensure timely payment and avoid excessive delinquent rent balances. Ensure all residential leases are executed in accordance with stated policies and procedures, and that all lease terms are correct before execution. Arrange for all building operating systems to be placed on corporate approved preventive maintenance agreements, working closely with immediate supervisors to create a monthly preventive maintenance calendar. Conduct monthly property inspections to ensure the overall appearance, cleanliness, and maintenance of the property’s common areas, providing Corporate with a monthly inspection report. Monitor and control the property’s expenditures in accordance with approved budgets, providing recommendations for deferring or capitalizing work as required.Please note that proficiency in Yardi, Property Management, Property Management Accounting, Commercial Property Management, and Residential Property Management is necessary for this role. Requirements Proficiency in Yardi and Yardi Property Management software Demonstrable experience in property management, with a strong preference for candidates with experience in both commercial and residential property management Knowledge of property management accounting principles and practices Exceptional communication and interpersonal skills, with the ability to build strong relationships with tenants and property owners Strong negotiation skills, with a proven track record in successfully leasing residential and commercial properties Ability to multitask and manage multiple properties efficiently and effectively Excellent problem-solving skills, with the ability to resolve tenant issues and property maintenance concerns promptly and professionally Solid understanding of local, state, and federal property regulations and laws High level of professionalism and ethical standards in all business dealings Must be able to work independently and as part of a team.
