The On-site Property Manager is responsible for assisting the owners with the day-to-day operations of a 25-unit apartment building. This is a live-on-site position.

The right candidate will live in one of the 25 units. So this job comes with a new home!

Payment of $825 per month is contractually equivalent to the typical rent paid for units in the building, effectively providing "free" housing. (Pretty nice!) This renumeration is performance-based. Should the contract expire or be terminated by either party, the Property Manager may remain in their unit but will then be responsible for paying the regular lease amount.

The right candidate will be able to handle this role as a "side job" while working a regular 9-5 and paying no rent!

Monthly Monthly Rent Collection:

Most payments are made through online tenant portal automatically.

However, the assistant manager is responsible for collecting 4 in-person rent payments (money orders, checks) and depositing them directly into the bank monthly.

Following up on delinquent accounts.

Typical Weekly Duties

Communicate weekly status updates to owner regarding vacancies, repairs, and tenant issues.

(Daily (text/email) communication in peak periods)

Maintenance:

Creating and monitoring maintenance tickets for the service team.

Conducting bi-annual property inspections to identify maintenance needs.

Listing/Leasing:

Conducting unit showings (approximately once a week; less when there is no vacancy).

Go-between for owner and prospective tenants; communicate lease terms with prospective tenants.

$25 "bonus" per lease renewal when a tenant chooses to stay in their unit another year!

Skills:

Strong communication and follow-through skills.

Demonstrated responsibility and professionalism.

Excellent interpersonal skills to maintain positive relationships with tenants.

Ability to handle conflict resolution effectively.

Basic computer skills; familiarity with property management software (desktop or phone).

SUMMARY

The ideal candidate is a highly responsible individual with a proven track record of professionalism and excellent communication skills. They possess strong people skills and are dedicated to maintaining positive relationships with tenants and fostering a strong sense of community within the building. They also have a full-time job (or are retired) and want to earn a good 'side hustle' income through a job that requires only a few hours a week.
