Summary of Responsibilities:

The compliance coordinator works with all Avenue5 affordable properties and/or properties with an affordable housing component. This role works closely with onsite staff to improve the overall compliance status for affordable communities with high-priority issues of non-compliance; including monitoring properties that are subject to rent control, HUD-insured loans, and supports in developing effective relationships with the various jurisdictional agencies that we partner with. This role is responsible for assisting in the integration and setup of new and existing affordable properties.Primary Responsibilities and Objectives: · Managing the process to ensure onsite staff can resolve issues of non-compliance and maintain compliance for distressed affordable communities· Provide training to new and existing associates on applicable processes related to affordable housing program requirements to prevent future instances of non-compliance· Provide guidance and instruction to onsite staff related to best practices and procedures for completing and maintaining affordable housing compliance as it relates to federal, state, and local rent control rules and regulations as applicable to the property· Managing due diligence file inspections to assess affordable compliance condition· Overseeing the implementation of affordable housing software at a new or existing Avenue5 managed property· Train new and existing associates on the applicable software· Track and manage mandated posters, notices, and certificates for all Avenue5 managed properties (i.e. annual elevator certificates)· Ensuring all affordable and HUD-insured loan properties comply with affordable housing rules and regulations· Act as the subject matter expert for associates as it relates to affordable housing· Provide accurate, thoughtful, and clear communication to all levels of the company, regarding all affordable housing components· Assist with ensuring all properties are audit-ready, including auditing third-party suppliers and utility allowances· Perform other duties as assignedEducation and Experience: · High school diploma is required. Bachelor’s degree is preferred· One to two years of administering affordable programs and jurisdictional agencies experience is required· One to two years of administering HUD, LIHTC, Section 8, and fair housing rules is required· One to two years of experience working at an affordable housing property is preferred· One to two years of property management experience preferred· One to two years of experience in Yardi Voyager or other equivalent system is preferredSkills and Requirements: · Required to gain a national affordable housing expert designation within 12 months of hire· Intermediate level knowledge of MS Office Suite including Outlook, Word, PowerPoint, and Excel (including Excel functions)· Required to comply with all state, federal, and/or local fair housing laws· Working knowledge of statewide rent control as well as local rent control programs· Proven ability to firmly manage challenging situations and pressure due to complexity and time-sensitivity· Ability to work independently and prioritize effectively in a fast-paced environment· Excellent written and verbal communication skills· Detail-oriented and desire to learn· Ability to use discretion and maintain confidentiality· Ability to drive an automobile and maintain a current driver’s license and automobile insurance· Required to complete and successfully pass the Avenue5 Fair Housing and Preventing Discrimination and Harassment training and other courses if assignedScheduling: · Required to maintain a regular schedule which may require working overtime, weekends, and non-traditional holidays · Ability to travel (including overnight) up to 25%Environment: · Exposure to an environment typically found in an office building· Frequent exposure to airports, airplanes, rental cars, hotels, etc. Physical Requirements: Avenue5 will make reasonable accommodations to enable individuals with disabilities to perform essential functions.
