Reliable Properties is looking for a Property Assistant to perform general maintenance, curb appeal, vacant unit turn overs, and other common area janitorial. This position is responsible for ensuring the overall presence and upkeep of our Columbia View Apartments and providing quality maintenance care to our residents. The Columbia View Apartments in Coulee Dam consists of 3 neighboring buildings with 36-residential apartments. This position reports to management, located in Yakima, WA.
Key responsibilities of this position include but are not limited to the following:
-Daily property checks: keeping the property clean, free of litter, inspect for general complex maintenance repairs/needs, reporting resident neglect/breaches of contract, providing a general presence of the company, etc.
-Weekly cleaning: vacuuming entries, cleaning handrails, cleaning laundry rooms, emptying trash & pet stations, ensure exterior lighting, maintaining clean parking lots, etc.
- Maintain landscape and grounds: mowing, weeding, raking leaves, debris removal, providing ice melt, maintaining preventive maintenance; providing an overall, exceptional first impression and desirable environment
-Respond to resident maintenance requests: Respond, diagnose and perform quality and efficient, minor repairs on appliances, electrical, plumbing, HVAC, carpentry, etc. Specialty contractors can be contacted for repairs beyond basic expertise in these areas.
- Vacant unit turn overs: perform a routine maintenance check, provide repairs as needed, perform a thorough interior clean including shampooing carpets; overall restoring the unit to our quality standard for new residents. Replacing vinyl, carpet and/or LVT flooring as needed. Painting as needed.
- Onsite Showing/Move in: unlock vacant units for potential residents’ to view and provide keys to new residents, as scheduled by Property Manager.
- Light documentation: document condition of a move in ready, vacant unit with written condition report and & photos
- Completing bi-weekly timesheets, completed work order details, and a weekly property report.
- On Call, Emergency Maintenance: 24/7, very low
Resident needs & correspondence, advertising, leasing and admin miscellaneous will be provided by management.
