The property manager is responsible for overseeing the daily operations and maintenance of rental properties, ensuring tenant satisfaction, and maximizing the property owner's investment. Here are the typical tasks associated with the role:

Position is a work from home position but must drive to 15 properties within Beckley for property management.

1. Tenant Management

Marketing and advertising rental properties. Facebook zillow

Screening and selecting tenants (background checks, credit checks, etc.). Asking qualifying questions on Google voice text.

Arranging signing of lease agreements.

Helping Handling tenant inquiries and complaints. You won't be able to do this for a long time until trained.

Managing tenant move-ins and move-outs (inspections, key handover, etc.).

Reporting lease violations if seen during inspections

2. Financial

Sending receipts to manager

Helping managing budgets and controlling expenses for flips.

Ensuring proper allocation of funds for maintenance and repairs.

3. Maintenance and Repairs

Conducting regular property inspections to ensure upkeep.

Helping Coordinating routine maintenance and emergency repairs.

Helping Ensuring compliance with safety and health regulations.eg smoke detectors have 10 year batteries

4. Legal and Regulatory Compliance

Understanding and adhering to landlord-tenant laws.

Helping Managing eviction processes when necessary.

Maintaining accurate records of all property-related documents.

5. Administrative Duties

Helping Renewing licenses, permits, and other required documentation.

Helping Managing communication with owners, tenants, and contractors.

Implementing marketing strategies to attract new tenants. Eg to students, traveling nurses, insurance companies

7. Team work with maintenance crew. Helping drive staff to properties, ensure materials and supplies are in stock, researching materials.
