In this role, The CMMS Manager will be the point of contact for the CMMS system and reporting with the goal to drive work order response time and overall asset management. This is a newer business line for the client, and it is critical this person balance the operational requirements while helping to build and implement the processes and procedures.Summary of Responsibilities:Responsibilities and essential job functions include but are not limited to the following:
CMMS Admin functions to help keep up with the portfolio site adjustments
Continuous data clean up as the assets and associated PM data are corrected and added
Reporting: the client will continually modify ask for data and reports.
Helping establish a capital and operating plan based on the asset information and life cycle
Some of the questions that will be managed by this role:
Equipment failure – do we encounter higher-than-expected break rates on certain equipment, and should Amazon avoid this model or manufacturer in future projects?
Labor and load balancing – Are the PM hours attached to the job plans evenly distributed across techs/engineers? Do the PM hours exceed the labor pool? (justify new headcount) Etc
General data cleanliness and consistency – Are all staff booking time against their works orders? Are notes clear and consistent? Can we identify targeted training by location or individual to make improvements?
Drive continuous improvement. Implement and monitor standards of service to meet and exceed expectations. Look for opportunities to improve efficiencies across operations and expenditures, and to drive building and equipment reliability and uptime. Ensure stores are open and operational – coordinate items off-hours as required
Effectively communicate with different levels of stakeholders
Help establish or modify KPI or some measurement of success and track/report on progress.
Use data and information along with client FM team to check, plan, and adjust SOP and SOW
Qualifications:· Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future
Facility Management, or equivalent Facilities Management experience
Excellent written/verbal communication and interpersonal skills
Self-motivation and organizational skills with the initiative and ability to complete projects in a timely manner, and proven ability to work under pressure.
Some travel may be required.
CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the position is $85,000 annually /$40.86 hourly and the maximum salary for the position is $100,000 annually/$48.08 hourly. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.
