Job Responsibilities: Title examiners search and examine publicly recorded documents and interpret them to evaluate a property's condition of ownership. Among documents which a title examiner must review are deeds and agreements recorded with the official records of the county in which the property is located, court filings, and surveys. Title examiners search public records and examine titles to determine a property title's legal condition. Must analyze the recorded documents review for the purpose of issuing a preliminary title report from which a title company offers to insure a property's legal title. A title examiner must also be able to summarize the title history of the subject property in order to ensure the vesting and legal description are correct. In addition, must have knowledge of the different ALTA policy types, their insuring provisions and their exclusions. Must also be aware of new legal developments that affect their duties. He or she must be able to collect and analyze information in order to find creative solutions for solving problems. Must be able to create strong trust and support from team members.Job Requirements: High School Diploma, GED or equivalent work experience required. Excellent verbal/written skills and attention to detail a must. Strong interpersonal skills are required. Must be able to prioritize according to departmental guidelines. Must have high level of organization and problem-solving skills. Must have ability to consistently meet deadlines, multi-task, demonstrate strong follow through, and to follow departmental procedures. Basic computer skills, Outlook, Word, Acrobat, Titlepoint, Datatrace. Read and understand basic legal descriptions. Read and understand assessor, tract, parcel, subdivision, record of survey and any general land maps or surveys. Understanding of general title process and related documentation. Must have high level of understanding of recorded documents and their effect upon title. Title Experience is strongly preferred.Essential Duties and Responsibilities Verify content and accuracy of the search package by determining ownership and vesting along with proper legal description of property. Properly identify applicable codes for each item of the preliminary title report. Knowledge and understanding of examining process and legal descriptions as determined by department guidelines. Be responsive to all internal customer inquiries in a professional and proactive manner. Ensure the timeliness and accuracy of the preliminary title reports being written.Additional Duties and Responsibilities Assist Engineering department. (Amend and supplement prelims after easements have been plotted.) Assist Searchers, Word Processing and Title Department with certain decisions. Must be able to run out all types of legal descriptions (E.g. all metes and bounds legal descriptions, Sectionalized land, Ranchos) Knowledge and understanding of Lot line adjustments and Subdivision. Any other task assigned by your team leader.Qualifications; Knowledge of Title Plant systems. Knowledge of Searching process. Knowledge of legal descriptions. Knowledge of codes required to complete reports preferred. Minimum of 5 years’ experience as an examiner.
